Questions agents ask before booking
How much does real estate photography cost in Sarasota?
Photos only run from $135 for 15 to $240 for 60. Packages are Basic $225, Pro $375 and Plus $805, each with a measured floor plan and the Marketing Kit. The price stays the same whatever the square footage.
What’s the difference between real and virtual twilight?
Real twilight is a second visit at dusk with the lights on: 10 photos for $150. Virtual twilight is made from a daytime photo, $20 an image, with no evening visit.
Can you stage a vacant listing?
Yes. Virtual staging furnishes empty rooms on screen, from the photos of the empty room, for $20 an image. Add it when you book.
Do I need to be at the house for the shoot?
No. Leave the gate code or lockbox in the order notes, along with any feature of the home you want to be sure is shot. The home should be empty while we shoot, with the cars out of the driveway, and our prep checklist covers the rest. Questions are welcome before or after the shoot. If it rains, we move the whole shoot to the next clear day. A fee applies only to late changes.
How soon do I get the photos?
Photos arrive within 24 hours, sized for the MLS, plus full-size files for print. Same-day delivery is $20 more on Basic, Pro and Plus.
Which areas do you cover?
We’re based in Sarasota and shoot listings across Sarasota, Manatee, Pinellas and Hillsborough counties, including Bradenton, Lakewood Ranch, Anna Maria Island and St. Petersburg. Travel is free within 15 miles, measured from our base. Further out it’s a flat fee by distance, from $10 to $60 up to 80 miles, and the order page shows it before you pay. Beyond 80 miles, we quote the trip.
Can I use the photos on my own website?
Yes. Every listing we shoot for you can go on your own site as well as the MLS, and the web-sized files are ready to upload. Need a website? Read why →

“As a property management company, we often work with Jon to do the photography for our listings and are consistently impressed with his level of photography that showcase what we need in each home as well as going out of his way to make sure that each photograph is staged properly.”
